LEED

Our commitment to sustainability encompasses having the ability and experience to design buildings following LEED criteria and to successfully manage the LEED Administration certification process. The Murray Road Housing buildings are designed to meet the strict standards of LEED (Leadership in Energy and Environmental Design). LEED’s mission is to transform the way buildings and communities are designed, built and operated, enabling an environmentally and socially responsible, healthy and prosperous environment that improves the quality of life.

In designing to this standard we achieved a LEED rating of Gold. This housing development is the first of its kind anywhere in the Eastern 26 states. The project was fully funded by HUD and recognized as a model that future housing developments should strive for.

This project demonstrates the capabilities of the design team to meet and exceed the project goals set forth by the Client. The Client’s goals were to reach LEED Silver, maintain the budget and commence construction before the end of the year.

This project began with schematic design for the purpose of obtaining a grant. That grant was received well before it was expected. The Client quickly set the project into motion during the first week of October in 2009. By mid-November a set of design development drawings had been released for bidding and a contractor selected. By the beginning of December, the foundations were being poured. The remaining design portions of the project continued on at a pace faster than construction with final documents completed in early spring. The project was completed on time, under budget and reached LEED level Gold. Four additional buildings are planned to be built.

Special design features of this building include:

Insulated Concrete Forms from the foundation to the roof, resulting in a high R-value wall system.

Low E double hung windows with a high design pressure rating to limit air infiltration.

Energy efficient L.E.D. and compact fluorescent lighting systems.

Water saving plumbing fixtures.

HVAC system using Air to Air Heat pumps for heating, cooling and hot water.

These systems not only make the buildings efficient now, but assures their efficiency and viability for years to come allowing them to enrich the lives of their occupants for generations.
